Notice of Preliminary Approval – Landscape Plan Modification

NOTICE IS HEREBY GIVEN that Harman Development LLC/ CES NW Inc. has applied for a landscape plan modification for Tahoma Valley Estates located at 619 Harman Way South, parcel 0519322019. The final plat was approved by Council on August 11, 2021. Following a public hearing in front of the planning commission on August 2, 2021 multiple public comments were received which has resulted in modifications to the landscape plan. Modifications include:

  • Reducing the fence height to 3-feet along lot 17 where it fronts SR 162 in accordance with City code.
  • Fixing the lot line shown on the landscape plan between lots 17 and 18 to match final plat.
  • Relocating trees fronting lot 17 to accommodate existing access and sight distance.
  • Replacing tree along lot 18 (shared lot line with church) with smaller tree.
  • Relocating trees along west side of stormwater pond.
  • Replacing trees along north side of storm pond with smaller trees and shrubs.

Preliminary approval has been granted.  Staff recommends root barriers be installed for the street trees. Final approval will be granted unless an appeal requesting a public hearing is filed with the City Clerk within fifteen (15) days of the date of this notice.
